Under HRERA and the Registration Act 1908, registering your Agreement for Sale creates a permanent, public legal record of your ownership rights. In Gurugram, you are only fully recognized as the legal owner once the title is registered at the Tehsil office and the applicable stamp duty is paid. As per RERA guidelines, we focus on Carpet Area, which is the net usable floor area inside the walls of the apartment (where you can literally spread a carpet). Super Built-up Area includes common areas like lift lobbies, corridors, and clubhouses. Under Section 54 and 54F of the Income Tax Act, you can claim exemptions if you reinvest the profit from selling your property into another residential property within a specific timeframe, or by investing in notified Capital Gains Bonds (Section 54EC). HRERA (Haryana RERA) ensures that developers stick to the promised delivery timelines and construction quality. It mandates that 70% of the project funds be kept in an escrow account, preventing the diversion of money. Gurugram Homes only lists HRERA-registered projects to ensure your investment is 100% secure.
